Dwarka Expressway Gurgaon: Map & Development Updates

1. Route & Map Overview

  • Route / Extent: The Dwarka Expressway (also NH‑248BB) runs from Shiv Murti near Mahipalpur in Delhi, to the Kherki Daula Toll Plaza on NH‑48 in Gurgaon (Haryana). 

  • Length: About 27.6‑29 km total. 

  • Major Sections:

    • The Delhi section: ~10.1 km (Shiv Murti → Road Under Bridge at Dwarka Sector‑21 → Delhi‑Haryana Border). 

    • The Haryana / Gurugram section: ~19 km. 

  • Key Intersections / Link Roads:

    • Connection with Urban Extension Road II (UER‑II) in Delhi. 

    • Central Peripheral Road (CPR) / Southern Peripheral Road (SPR) junctions and related service roads planned. 

  • Sectors Along the Expressway (Gurgaon Side): Residential / commercial development is especially concentrated in sectors 105, 106, 109, 110, 110A, 111, 112, 113 on the Gurgaon side. 


2. Completed & Inaugurated Portions

  • In March 2024, the 19‑km Haryana stretch was inaugurated. 

  • On 17 August 2025, the Delhi portion of ~10.1 km was inaugurated. This includes two packages: 5.9 km (Shiv Murti → Duff Dwarka Sector‑21 RUB) and 4.2 km (Sector‑21 → Delhi‑Haryana border). 

  • These completed stretches now provide direct connectivity and help bypass several chokepoints (e.g. Mahipalpur, Dhaula Kuan, etc.) on the old routes. 


3. Ongoing / Under Construction Works & Pending Pieces

  • Service roads: A major component still under execution is the service roads along Dwarka Expressway. As of latest updates, 15.3 km service roads are to be laid on both sides, between the junction with the Central Peripheral Road and up to the Delhi‑Haryana border. 

    • These service roads are crucial for inter‑sector connectivity (for residents of Sectors 81‑115) to avoid long detours. 

    • However, service roads are unlikely to be open before 2026

  • Drainage / Stormwater Works: Regions along the expressway, especially sectors 112‑115, have faced waterlogging. A ~ 7.59 km drainage system for these sectors has been approved (GMDA), cost ~ ₹32.8 crore, target to complete by ~May 2026. Also a pumping station in Sector 115 is part of the plan. 

  • Clearing of Encroachments: To facilitate the buildout of service roads, utility corridors, and preserve right of way, GMDA has conducted anti‑encroachment drives in sectors along the expressway (like Sectors 84‑88 etc.). 

  • Bus Depot / Transport Infrastructure: Land (~7.18 acres) in Sector 103 has been allocated for a new bus depot/terminal to improve public transport access.

  • AI / Traffic Management System: Dwarka Expressway is set to get India’s first AI‑based traffic system capable of detecting 14 types of violations, for real‑time monitoring & traffic management. 


4. Connectivity & Travel Time Improvements

  • The completed sections (Delhi + Haryana inauguration) aim to reduce travel time significantly between Delhi and Gurgaon. Estimates place travel time between some points down to ~ 30 minutes compared to what used to be much longer in peak hours. 

  • Improved connectivity to IGI Airport, the Metro network (Blue & Orange lines), upcoming Bijwasan railway station, etc., enhance multi‑modal access. 


5. Real Estate, Prices & Development Impact

  • Residential Projects: Many high‑end and luxury residential projects are either planned or under construction in sectors like 113, 108, 106, 109 etc. Examples: Smart World One DXP (Sector‑113), Hero Homes Sector 104, Indiabulls, M3M, Sobha International City, Whiteland Blissville (Sector‑76 area), etc. 

  • Launches & Demand Growth: The expressway corridor has seen a surge in demand. In 2023, the Dwarka Expressway / New Gurgaon cluster reportedly sold ~ 12,409 housing units amounting to ₹25,000 crore. Launches in that year were substantial, indicating strong investor confidence. 

  • Price Appreciation: Post‑inauguration and as the infrastructure completes, property rates in areas along Dwarka Expressway are expected to rise by ~ 30‑40%. Some reports suggest current averages in certain sectors are already ~ ₹16,300‑₹20,700 per sq ft.


6. Challenges & What’s Next

  • Limited Entry/Exit Points: Until service roads and all inter‑sector access points are completed, many residents have to take long detours to access the expressway. This limits the practical benefit for some sectors. 

  • Completion of Ancillary Infrastructure: Tunnels, flyovers, underpasses, pumping stations, drainage works still in various stages and will need to be completed for full functionality.

  • Safety & Enforcement: With increasing traffic, safety (traffic violations, night driving, etc.) remains a concern, hence the need for systems like the AI traffic monitoring.

  • Timeline for Full Operations: While large stretches are open, some works (especially service roads) are not likely to be operational until 2026


Dwarka Expressway is emerging as one of Delhi‑NCR’s most significant infrastructure projects in recent years. The combination of:

  • Completed major portions (Delhi and Haryana stretches),

  • Enhanced multi‑modal linkages,

  • Surge in residential & commercial development, and

  • Anticipated infrastructure completions (service roads, drainage, depots)

… is transforming the expressway corridor into not just a transit route, but a major growth node for real estate, business, and suburban expansion.

For end users (residents, commuters) the key benefits are improved travel time, better connectivity, and rising property value. But the full potential will be realized only once the remaining supporting works are done (service lanes, local access, etc.).
